Our staging service covers every aspect from the initial edit (declutter and curating of belongings) right through to the strategic staging final piece. We know exactly what your buyers are looking to connect with in a home, and our fresh eyes can objectively sort through what stays and what goes.
Our reset and upgrade tackles the years of “I meant to” moments that accumulate and become invisible when you live with them. We can work through a schedule of tactical quick wins that would put potential buyers off.
We cut through the visual noise of furniture drift and ensure every room tells a story your buyers want to live (not show them the story you have lived). We curate for buyers feelings, not the sellers memories.

edit
Most people only realise how much stuff they have when it comes to moving home. The edit distils each room down to a curated minimum. We will do our best to work as much of your existing furniture into the scheme as possible. Anything leftover can be either stored in our affordable storage units, donated to charity, or responsibly recycled. This is a great opportunity to cull anything not worthy of the onward move!
2. reset
Once the editing has cleared the way we can get to grips with what we have left. Shelves and cupboards will be emptier and it’s the perfect time to organise and then clean every corner of your home. Steam cleaning rugs, sofas and curtains that made the edit will give them a fresh energy for their place in your stage
3. upgrade
This is where the transformation really begins. We know exactly what will connect with your buyers. We tackle those forgotten DIY jobs, repairs and easy wins. Think shelves, coat + towel hooks, clothes drying racks. Fixing that cracked stair or loose carpet. Maybe there’s a perfect space for a drying rack or clever upgrade in the WC.
4. decorate
We decorate for impact, not to neutralise. We won’t go crazy but your listing a scroll stopper. Our stages echo our interior designs, they aren’t supposed to appeal to the masses. Expect memorable and budget-clever transformations. Buyers don’t want blank canvases, they want to imagine themselves in your space.
5. staging
The grand finale. Our team delivers, assembles, installs, arranges, and styles every room as agreed in the original design report. Everything needed to complete the perfect home for your dream buyer is included - art, plants, soft furnishings, kitchenware.
We rent you everything on an 6 week basis which can be extended as needed. When you’re sold, we come and take it all away. Unless you or your buyer has decided to buy any items!

Ready to see how we can transform your property for sale?
During our consultation, which starts at £500 we will visit and set priorities and talk budget. We scrutinise your space from the perspective of potential buyers and capture images and measurements for your report. The report will be with you inside the week and it will detail the plans we have for you. It also contains our quote for each step , timeline and proposed start date.

The simplest property to work our magic on. No need for the Edit, storage or factoring in existing furniture.
Easiest to Stage as once we hand it over, nobody is there to move or change anything and nothing needs upkeep throughout the sales process.

Whilst this will probably involve a little of each stage, the Edit will be light and being vacant we will be able to carry out the Upgrade + Decorate steps more quickly than if occupied.
We try and incorporate the furniture it has, some might not make the cut though. Once staged the property will require no upkeep throughout the sale.

The increased price reflects the increased complexity for this type of property.
It is likely that each step of our process will be needed, in varying degrees.
Factoring in existing furniture and people living through the sale makes the Staging element more demanding. Working around occupants for the Reset/Upgrade/Decorate steps also increases turnaround times and complexity.
